CSOS paperwork, prepared properly.

Clear administrative support for community schemes. We prepare the paperwork and organise the record, while the authorised trustee or managing agent keeps control of final sign off and submission.

Important

For a dispute, the scheme should first use its internal process. We provide administrative preparation, not legal representation and not a promise of an outcome.

What CSOS is, and why it exists

The Community Schemes Ombud Service regulates every sectional title scheme, homeowners association, share block and retirement scheme in the country. If you live in or run a complex, an estate or a block of flats, your scheme falls under it whether anyone has told you or not.

Two duties catch schemes out. Every scheme must register with CSOS and pay levies, and every scheme must lodge its rules with CSOS for approval, and unapproved rules are not enforceable. Trustees who have been fining people under rules that were never lodged usually find out at the worst moment, in a dispute they then lose.

The other half of CSOS is the dispute service. It resolves the arguments that used to require a lawyer and a court: unpaid levies, noise, pets, parking, alterations, behaviour, and trustees exceeding their powers. It is deliberately cheap and deliberately accessible, which is exactly why the paperwork matters, a badly framed application gets rejected on form rather than on merit.

What we will need from you

We prepare the paperwork. An authorised person from the scheme signs and lodges it, because CSOS deals with the parties and their authorised representatives, not with us.
